How it works

Selling your house for cash, in three steps

No listing, no showings, no waiting to find out whether a buyer's loan gets approved. Here's the whole process, start to finish.

1

Reach out

Call, text, or send the short form with the property address. One of the two owners — not a call center — calls you back, asks a few basic questions about the house and your timeline. We follow up with a preliminary range — a basic idea of where we'd be — so you can tell whether we're in the ballpark before anyone visits. Nothing about the conversation commits you to anything.

2

One walkthrough, then a written offer

If we're in the ballpark, we visit once, in person, for about 45 minutes. You don't clean or stage anything. Within 24 hours of the walkthrough you get a firm written cash offer with the math behind the number — and if listing would net you more, we'll put that in writing too.

3

Choose your closing date

If the offer works for you, pick the date. We can close in as few as 14 days, or wait a couple of months while you line up your next place. Closing happens at a licensed local title company, which handles the payoff of your mortgage and sends you the rest.

Why Parallel North

What makes us different from other cash home buyers

Plenty of companies say "we buy houses." Before you hand anyone your address, here is what you can actually check about us.

A licensed Minnesota real estate salesperson on the team

Matt Rich, one of our two owners, is a licensed Minnesota real estate salesperson (License #40218801) with LPT Realty LLC. That matters to you for two reasons. First, a licensee is answerable to the Minnesota Department of Commerce and the state's licensing law, so there is a real-world standard of conduct behind what we tell you. Second, it means we can honestly tell you when listing your house would net you more than our cash offer — and show you the listing numbers rather than guessing.

To be clear about roles: when we make a cash offer, we're buying for our own account. We don't represent you in that purchase, and you're welcome to have your own agent or attorney look at anything we put in front of you.

Local and independently owned

Parallel North is run by two Twin Cities partners, Matt Rich and Ryan Sadeghi. We aren't a national franchise, a lead-selling website, or a call center routing your information to whichever investor pays the most for it. The person you talk to on the first call is one of the people who will walk the house and sign the offer. We've renovated, built and held property across Minneapolis, and you can drive past the work.

Straight answers about how we pay

A cash offer is only as good as the money behind it, so here's exactly how ours works. We finance most of the purchase through our own established credit line — a streamlined loan that closes in about 7 days, with the lender's appraisal done in-house, so nobody needs to visit your house again. The down payment and every renovation dollar come from our own funds.

Your purchase agreement has no financing or appraisal contingency, so the sale never hinges on a loan approval or an appraisal coming in low. We buy for our own account — we don't sign your house up and then go shopping for a buyer to assign the contract to. Proof of funds is available on request with any written offer.

Transparent numbers

Most cash offers are one number with no explanation. Ours shows its work: what the house would sell for once it's fixed up, based on real closed sales nearby, and then every cost we subtract to get to the offer — repairs, closing, holding, resale costs, and our own profit. We print that last line. If a number looks wrong to you, you can point at it and we'll talk about it.

Our numbers, shown

A sample offer, line by line

Here's what "transparent numbers" looks like in practice. This sample is a real house in the northwest suburbs that we priced in August 2026. Finished comparable homes nearby put its after-repair value in a $410,000–$420,000 range. We always underwrite to the low end of that range — $410,000 — rather than the middle, so the offer doesn't depend on the house selling well. It needed only light work, about $5,000 for flooring.

From that resale price we subtracted every cost of buying, holding and reselling it — and then our profit, stated in dollars. The result is a cash offer of $356,305.

Then we did the part most buyers skip. We ran the same house as a traditional listing, and because it needed so little work, listing came out ahead — about $21,000 more in the seller's pocket at the same $410,000 sale price, after commissions and closing costs. We said so in writing. A cash offer is the right call when speed, certainty or the condition of the house matters more than the last few percent; on a nearly move-in-ready house with no deadline, it often isn't. Your numbers will be different, but you'll get this same breakdown for your house.

How the sample offer was built Sample
Resale price after repairs$410,000
Repairs− $5,000
Our purchase closing costs− $5,548
Holding costs (about 3 months)− $8,006
Financing cost while we hold it− $1,571
Buyer's agent commission when we resell− $11,070
Our resale closing costs− $2,500
Our profit− $20,000
Sample cash offer$356,305

Sample only — not an offer on your property and not a guarantee of value. Every house is underwritten on its own comparable sales and repair needs.

Compare your options

Cash offer vs. listing with an agent

Neither path is right for everyone. Here's how they typically compare in the Twin Cities — real ranges, not a sales pitch.

Selling to Parallel North for cash compared with a traditional listing
Factor Cash offer from Parallel North Traditional listing
Commissions0% — noneOften around 5–6% of the sale price in total; commissions are negotiable
RepairsNone — we buy as-isUsually seller-funded prep, plus repair requests after the buyer's inspection
ShowingsNone — one walkthroughWeeks of showings and open houses, keeping the house show-ready
Closing timelineAs few as 14 days (2–3 weeks), or the date you chooseTime on market plus a financed closing — often 45–60+ days in total
CertaintyNo financing or appraisal contingency — the sale doesn't depend on a buyer's loanBuyer's loan, appraisal or inspection can delay or end the deal
FeesNo closing costs or fees charged to youSeller closing costs, and often concessions or credits to the buyer
PriceBelow full market value — the trade for speed and certaintyUsually the higher gross price for a market-ready house

Typical ranges, not promises. Commissions are negotiable and not set by law; timelines and costs vary by property and market.

Who this is for

Situations we help Twin Cities homeowners with

Most people who call us aren't looking for the absolute top dollar. They're looking for a way out of a situation that's costing them time, money or sleep. No judgment — just a clear number.

Inherited a house

Settling an estate is hard enough without managing a property across town. We buy inherited houses with the contents still inside, and we work with personal representatives and their attorneys on the probate timeline, whatever it turns out to be.

Facing foreclosure

If you're behind on payments, selling before the sheriff's sale can protect what equity you have left. We can move quickly and coordinate the payoff with your lender through the title company. Call early — you have more options the sooner you act.

Going through a divorce

When a house has to be sold as part of a divorce, a neutral, written cash number can make the decision simpler. We'll talk with both parties, and closing proceeds are divided the way your agreement says.

Relocating

A new job in another city rarely waits for a house to sell. We can close on a set date before you move, or after — and you don't have to keep the house show-ready from 500 miles away.

Tired landlord

Done with repairs, turnover and late rent? We buy rentals with tenants in place, so you don't have to empty the building first. Bring your leases and we'll factor them into the offer.

Major repairs needed

Failing roof, wet basement, cracked foundation, old wiring — the kind of work that scares off buyers using a mortgage. We price the repairs into the offer so you never have to fund or manage them.

Selling as-is

You'd rather not fix, clean or even empty the place. That's fine. Here's what selling a house as-is actually means in Minnesota, including what you still have to disclose: selling your house as-is in Minnesota.

Where we buy

Minneapolis, St. Paul and the Twin Cities metro

We keep to the metro we know. Staying local is what lets us price from real comparable sales instead of an algorithm, get to a walkthrough within a couple of days, and tell you honestly whether a cash sale or a listing makes more sense for your house. These are the cities where we buy most often:

  • Minneapolis
  • St. Paul
  • Blaine
  • Coon Rapids
  • Brooklyn Park
  • Maple Grove
  • Plymouth
  • Bloomington
  • Richfield
  • St. Louis Park
  • Roseville
  • Maplewood
  • Woodbury
  • Eagan
  • Burnsville
  • Fridley
  • Columbia Heights
  • Shoreview

Minneapolis neighborhoods

  • Northeast
  • Powderhorn
  • Longfellow
  • Camden
  • Near North
  • Nokomis
  • Phillips
  • Seward
  • Standish-Ericsson
  • Corcoran
  • Folwell
  • Bryn Mawr

St. Paul neighborhoods

  • North End
  • Dayton's Bluff
  • Payne-Phalen
  • Frogtown
  • Hamline-Midway
  • Como
  • West Side
  • Greater East Side
  • Battle Creek
  • Highland Park

We know the housing stock here, because we've opened up its walls. In the cities that means early-1900s bungalows and story-and-a-halfs, foursquares, and Victorians in older St. Paul neighborhoods like Dayton's Bluff. In the first-ring suburbs it's post-war Cape Cods and mid-century ramblers; further out, 1970s split-levels and split-entries. Each era has its own predictable problems, and we price them in rather than discovering them after the fact.

Minnesota houses also take a beating that houses in milder places don't. Freeze-thaw cycles heave sidewalks and crack foundation walls and block basements. Ice dams form on story-and-a-halfs with thin insulation in the knee walls, and the meltwater finds its way into ceilings. Many older homes still have clay or cast-iron sewer laterals out to the street that roots have been working into for decades — and in Minneapolis and St. Paul that line is generally the homeowner's responsibility, not the city's. None of that is a reason we won't buy a house. It's just what we look at during the walkthrough, and why our repair numbers tend to be realistic.

Not on the list? Send the address anyway. If it's in the metro we'll take a look, and if it isn't a fit we'll tell you rather than waste your time.

Market context

The Twin Cities housing market right now

In August 2026, the median sales price across the 16-county Twin Cities region was $405,000, up 1.3% from a year earlier, and homes took an average of 45 days on the market until an accepted offer, up from 42. Inventory was up about 8% year over year, at 3.0 months of supply, and sellers received 98.2% of their original list price on average.

What that means if you're selling: move-in-ready houses still draw buyers, but houses that need work take longer and attract fewer of them, because many buyers' lenders won't finance a house in rough condition. Days on market also stops at the accepted offer — a financed closing usually adds another 30–45 days on top. That's the gap a cash sale closes.

Who you're working with

Two local owners, not a national franchise

  • Matt Rich, co-founder of Parallel North Properties Matt Rich Co-founder
  • Ryan Sadeghi, co-founder of Parallel North Properties Ryan Sadeghi Co-founder

Parallel North Properties is run by Matt Rich and Ryan Sadeghi, two Twin Cities partners who invest in, renovate, develop and operate real estate across the metro. When you call, you talk to one of us — and one of us walks the house and signs the offer.

Matt has worked in the Twin Cities residential market since 2009 and is a licensed Minnesota real estate salesperson (License #40218801) with LPT Realty LLC, which is why we can put a realistic listing estimate next to our cash number. He has sold more than 230 homes, totaling over $70 million, and earlier in his career ran an REO (bank-owned) division, managing the sale of 175+ homes for Fannie Mae’s REO program. Ryan is a developer and investor who has led projects from acquisition through construction, including the 35 Groveland condominiums in Minneapolis and the renovation of a 34-unit apartment building on Central Avenue NE that the two of them bought together.

We buy for our own account, on our own credit line and with our own money for the down payment and renovation. That's why we can commit to a closing date and stand behind a written number. You can read more about our team or see our projects.

Questions

Frequently asked questions about selling for cash

Do I pay any fees or commissions when you buy my house?

No. There's no commission, no listing fee and no closing cost charged back to you when we buy your house for cash. The walkthrough and the written offer are free. The only money that comes out of your proceeds is what you already owe — your mortgage payoff and any liens on the property — the same as in any sale.

How quickly can you close, and can I take longer?

We can close in as few as 14 days, because our purchase loan is a streamlined credit line that closes in about 7 days, and your contract has no financing or appraisal contingency. Fast is an option, not a requirement. If you need two months to find your next place or sort through belongings, we'll set the closing for the date that works for you.

Do I have to fix anything or clean the house out first?

No. We buy houses as-is — roof, foundation, water damage, outdated everything. Don't paint, don't patch and don't haul anything to the curb. Take what you want to keep and leave the rest; clearing out what's left is our cost, not yours. See selling a house as-is in Minnesota for more.

How do you calculate your offer?

We start with what the house would sell for once it's fixed up, based on real closed sales nearby — not an online estimate. Then we subtract the cost of repairs, our closing and holding costs, the costs of reselling it, and our profit. You get every one of those lines in writing, so you can check our math yourself.

Will the number change after the walkthrough?

No. The written offer we give you after the walkthrough is firm. We do our looking during that one visit, before we put a number on paper, so we don't come back after you've made plans and ask for less. That's the whole reason we visit before we write it.

What kinds of houses do you buy?

Single-family houses, townhomes, duplexes and small multifamily buildings across the Twin Cities metro, in any condition — vacant, occupied, tenant-occupied, or full of belongings. We'll look at condos too, though association dues and special assessments cost more to carry while we own the unit, and that shows up in the offer.

Who is Parallel North Properties?

A Twin Cities real estate company owned and run by Matt Rich and Ryan Sadeghi. We buy, renovate and hold property here, and you can go look at our projects. When we make a cash offer we're buying for our own account — not brokering your house to an investor list or selling your contact information.

What if listing my house would get me more money?

Then we'll tell you. A house in good shape, on a normal timeline, usually nets more on the open market, and we'd rather say so than talk you into a cash sale you'll regret. If you decide to list, listing services are available through LPT Realty LLC — or you're free to list with anyone you like.

What happens after I fill out the form?

One of the owners calls you, usually within minutes during business hours, to learn about the house and your timeline. We follow up with a preliminary range, a basic idea of where we'd be. If that's in the ballpark for you, we schedule one in-person walkthrough, and you get a firm written offer within 24 hours of it. Nothing obligates you to accept.

Do I still have to fill out a disclosure if I sell as-is in Minnesota?

Usually, yes. Selling as-is means you won't make repairs, but it doesn't erase Minnesota's seller disclosure law. Under Minn. Stat. 513.55, you must disclose known material facts that could significantly affect a buyer's use or enjoyment of the house. A buyer and seller can agree in writing to waive the written disclosure statement, but separate rules for radon, private wells and septic systems still apply. More on our as-is selling page.

What is a TISH report and do I need one?

Truth-in-Sale-of-Housing is a city-required evaluation of a house's condition before it's sold. Minneapolis and St. Paul both require one for most houses, including direct sales to a cash buyer, and the seller orders it from a city-licensed evaluator. In St. Paul the report is disclosure only. In Minneapolis, required repairs can be transferred to the buyer at closing, and as-is buyers like us take those on.

Are cash home buyers legit? How do I avoid scams?

Many are, but check before you sign. Ask for proof of funds with the offer. Never pay an upfront fee — a real buyer doesn't charge you to buy your house. Close at a licensed title company, not at someone's office. Ask whether the buyer will actually close or plans to assign your contract to someone else. And look up any license they claim on the Minnesota Department of Commerce website.
